large 3 bedroom, 4 bathroom villa, and a self-contained 1-bedroom
apartment with its own entrance, bathroom and kitchen. The property
has been tastefully furnished and equipped to a very high standard
making it a very comfortable home to enjoy its facilities and the
surrounding beauty of its location, as well as being a good base for
easy access to Valencia and the beaches of the Costa del Azahar. In
this peaceful rural setting, it is easy to forget that you are only
3 km from the motorway and the town of Alberic, and 30 minutes from
Valencia which is rapidly becoming one of the most exciting cities
in Europe.
The villa also offers
spectacular panoramic views of the surrounding orange groves and
mountains from all living spaces, bedrooms and terraces. It is tiled
and centrally heated throughout, and all bedrooms and living spaces
in the main villa are air-conditioned. There is a utility room with
laundry facilities and a shower and changing room for pool users.
The terrace surrounding the 8 x 4 metre pool is the perfect focal
point for dining, entertaining, sunbathing or relaxing and is
provided with dining table and chairs, sun loungers, parasol and
barbecue. Both the pool terrace and the covered first-floor terraces
are ideal for alfresco dining whilst absorbing the view.
The grounds are completely walled and secure making it safe for
pets. In addition to its large double garage, the villa has a
private walled car parking for ten or more cars
Local places of interest
The villa is ideally situated for golf, with many prestigious
courses within the Valencia area, as well as many other activities
such as fishing, cycling, swimming, walking, horse-riding,
mountain-biking and sightseeing, or simply relaxing by the pool or
enjoying the local countryside and places of interest.
Valencia, Spain’s third largest city, is just 30 minutes away.
Within it are the amazing City of Arts and Sciences and the Americas
Cup Harbour. Together with the city’s new Monaco-style Grand Prix
motor-racing circuit, its nightlife, restaurants, historic, cultural
and shopping centres, these make Valencia one of the most exciting
and vibrant cities in Europe. Nearer at hand is the town of Xativa
with its magnificent castle perched high on the hill, its fountains,
shaded avenues and fascinating shops. To the west, we reach the
village of Tous, before crossing the dam on the Riu Xuquer and
heading into the mountains.
To the east is the Costa del Azahar (Orange Blossom Coast) with its
wonderful beaches, and the l’Albufera Nature Reserve, separated from
the blue flag beaches and crystal clear Mediterranean sea by just a
thin strip of land. As well as being the second largest nature
reserve in Spain, with over 250 species of birds recorded,
l’Albufera is renowned for its local restaurants, each trying to
outdo each other with the magnificence of its Paella Valenciana. A
boat-ride on the Albufera is a wonderful way of observing
spectacular sunsets over the lake.
Other points of interest
Coast/Beach
There are a number of fine beaches within a 30-40 minute drive of
the villa, varying in popularity from the popular and fairly
commercialised, such as Tavernes, to the unspoilt such as El Saler
and its neighbours. Much closer at hand and providing excellent
swimming is the river at the nearby village of Antella.
Golf
The Valencia area possesses many first class golf courses, such as
El Parador del Saler which is only 30 minutes away, Club de Golf
Oliva Nova, El Bosque Golf and Country Club, and El Escorpion Golf.
Skiing
Less than 2 hours drive from Valencia, the inexpensive ski resort of
Teruel, makes an ideal day trip from the city. Alternatively, you
can take a 2-part holiday - a week say staying in Teruel and a week
or so at the Villa, enjoying not only the wonders of Valencia, but
also the reduced low-season prices. Better still perhaps for those
who like to ski all year, just one hour driving North West from
Valencia, Aramón Javalambres modern snowmaking system guarantees
skiing throughout the entire season.
Americas Cup and Formula One Motor racing:
Because of the ease of access to the Americas Cup yacht harbour and
the Formula One Grand Prix motor racing circuit, the villa is
ideally situated for those involved in either of those activities,
either as professionals or as spectators.
Interior
The living and dining areas are spacious and the open fire can be used
to create a cosy atmosphere. There is a television, DVD/CD player and
wireless broadband internet access. The large modern main kitchen is
equipped with a oven, ceramic hob, dishwasher, microwave,
fridge-freezer, kettle, as well as cutlery, crockery, glassware and
cooking utensils. The utility room is equipped with washing machine,
indoor drying rack, iron and ironing board, and there is also an outdoor
rotary dryer.
All four bedrooms have large, built-in wardrobes, and all enjoy superb
views over mountains and orange groves. Bedroom 1 has a separate
dressing area with copious built-in wardrobes, large en-suite bathroom
and terrace with outstanding views. Bedroom 4 is within the apartment
which can be linked to, or separate from the main villa. Bed linen is
provided
Bathroom 1 is en-suite to the master bedroom and has double washbasins
with marble surround, and has a large separate shower enclosure as well
as a shower over the bath.
The integral apartment is ideal either for young people or for those
with restricted mobility since it is on a level with the pool terrace as
well as having its own cooking facilities, including a further
fridge/freezer, electric oven and ceramic hob, and dining area.
